Investors Rush to Deploy Capital in Vancouver’s Industrial Sector Amid Substantive Rent Gains
Industrial users struggle to meet space requirements in constrained market. As Vancouver continues to grow and attract more residents to the metro, consumption trends remain on the rise, motivating retailers, logistics firms and a variety of other companies to expand operations. Surrey and Delta have been a hotbed for activity for their proximity to the U.S. and major thoroughfares into Vancouver. Amazon recently announced a lease agreement for a new build in Delta as the company grows its e-commerce network to meet the needs of a tight market. Walmart is also making moves, announcing plans to build a cold-storage facility in Surrey to support 60 stores throughout the province. With tenant demand being so high across the GVA, the vacancy rate fell to 2.9 percent in the second quarter, supporting an 8.8 percent increase to the average rent, climbing to $10.16 per square foot. The availability of midsize space is even lower, creating challenges for companies needing between 15,000 and 30,000 square feet, while developers struggle to meet that demand amid limited land availability.
